The house is no longer owned by us, and therefore no longer being rented out by us.
Therefore all and any bookings made are hereby cancelled. The advert has been removed from Abritel, and so is no longer being advertised. The new owners will choose their own method of advertising should they choose to. Please contact them to re-book if available.
Thank you so much for all the lovely letters, emails and writings in the house book, from all those that have stayed at the house, year after year. The letters meant a lot to us, thank you.
The terms and conditions (below) are upheld. Since the house is no longer owned by us, should there be any – any and all complaints/actions cannot be upheld since we no longer own the property and therefore no longer hold the legal responsibility to it.

1. The hire contract is between the Hirer and the Property Owners and is subject to the conditions below;
2. A provisional booking can be made by telephone and must be confirmed within 7 days by the Owners receiving the required payment and deposit. Provisional reservations will be cancelled after 7 days if the booking form and payment is not received, without further reference. All parts of the booking form must be completed. No more than the number if people stated in the brochure may occupy the house. Full deposit, payment and booking form must be made within 7 days of the provisional booking. Reminders are not sent out and if terms are not met then the holiday is deemed to be cancelled.
3. The number of people staying in the house shall not exceed the number stated on the booking form.
4. The house shall be left in a clean and tidy state, and in the condition you found it. Upon returning back to the UK the house will be checked and if everything is in order and the Key has been returned, your deposit will be sent back to you. Any extra cleaning charges and costs of repairs or replacements shall be deducted from this deposit. If the key is not returned within 10 days full deposit can be withheld in order to change locks and copy additional keys to property.
5. The property is strictly non - smoking (though you are free, of course, to smoke outside the house), and sorry, no pets are allowed. Please use the ashtrays provided.
6. The property owners or their representative shall be allowed the right of entry at all reasonable times for inspection, repaid or maintenance purposes.
7. Cancellation fees are as stated on the Prices Page. Cancellation charges will apply when notice of cancellation is provided in writing. For cancellations of more than 1 month in advance of your booking, your full payment will be refunded less your deposit. For cancellations of less than 1 month, your entire payment and deposit will be non-refundable. However, if we are able to re-let the property 50% may be refunded (at discretion of owners), assuming we can get an identical booking. Every effort will be made to re-let the property. Once the Key is sent and a cancellation is received, the entire booking payment and deposit will be non-refundable.
8. Personal travel insurance whilst on holiday and using the property is the sole responsibility of the hirer for all members of the party and visitors to the house. Transport to and from the house, including ferries etc. is the sole responsibility of the hirer and members of the party.
9. The property and its facilities are as published on this website. In the unlikely event that the booked house is not available, through events arising out of the control of the owners, then it is possible that the owners may cancel the booking. The hirer will be advised of any such circumstances as possible, and will be offered an alternative date, if this is not acceptable then a refund of all monies in full will be offered - but the hirer shall have no further claims against the owners.
10. Bed Linen, Towels and Tea Towels are not supplied. Duvets, Pillows, Cutlery and Crockery are supplied. Full List of items you need to bring are listed on the House Details Page.
11. The house is inspected by the owners on a regular basis. If there is any complaint, the hirer should immediately contact the owners on (tel. no removed) who will attempt to resolve the problem. Complaints reported after the holiday has finished, when there has been no obvious opportunity for the owners to investigate the complaints and endeavor to put it right during the holiday, will not be considered and the hirer shall have no further claims against the owners.. Any legal disputes will be dealt with under English Law.
12. The owners cannot accept liability for happenings outside their reasonable control, such as breakdown of domestic appliances, pluming, wiring, electricity, damage resulting from exceptional weather conditions, resulting in loss, injury or accident.
13. The owner's liability shall not exceed the amount actually paid as rental by the hirer for the accommodation hired. It is an express condition that the owners cannot be held responsible for any accident, loss or damage, which may be sustained by the hirer or any member of his party or visitor, or their property however caused.
14. The owners reserve the right to amend prices quoted, due to any errors or omissions, and Terms and Conditions at any time.
15. The Discount to Lehman Brothers Employees, Panasonic PSDE, Portman Building Society and Hytec Electronics Employees can be withdrawn at any time and proof of identify must be shown.
16. Any legal disputes or actions must be upheld under British Law, within Reading Small Claims Court. Any actions held or brought against, elsewhere will not be upheld.
17. Should the house be sold, and no longer owned by us, any Actions taken against us will become Null and Void, since we no longer own the legal responsibility for the house. Any deposit cheques should be banked immediately. No correspondence will be entered into should this be the case.
